Study reveals UK cities best for remote workers

New figures show where you can buy a house just steps from the beach for less than £100,000.

With average UK house prices still well above £250,000, coastal living seems out of reach for many buyers. But new analysis from OddsMonkey shows there are still parts of the country where the price of owning a seaside home is still surprising.

Main findings

  • The UK’s cheapest seaside town is Sunderland, with average house prices just £68,000
  • 8 of the 10 cheapest towns are in the north of England
  • Buyers can still find seaside homes for under £100,000 in many locations
  • Houses in the southern seaside towns are much more expensive, with prices starting at around £155,000

Britain’s cheapest seaside towns

according to Odds Monkey Research shows that the cheapest coastal areas are concentrated in the north, particularly the northeast.

  1. Sunderland – £68,000
  2. Grimsby – £76,000
  3. Peterlee – £90,000
  4. Blackpool – £90,000
  5. Hartlepool – £98,250
  6. Seaham – £100,000
  7. Redcar – £105,300
  8. Fleetwood – £110,000
  9. Bootle – £116,000
  10. Bryce – £120,000

Even the most expensive town in the top 10 (£120,000) is still less than half the UK average house price of £268,000, highlighting how stark the regional disparity is.

Why are houses in northern seaside towns so cheap?

The data shows a clear geographic pattern: Affordability is concentrated in post-industrial coastal towns in the north.

The cheapest seaside town in southern England

While prices are generally much more expensive in the south of England, there are still some relatively affordable coastal options – albeit at significantly higher prices than in the north.

  1. Plymouth – £155,000
  2. St Austell – £155,000
  3. Portsmouth – £157,000
  4. Ryder – £158,000
  5. Clacton-on-Sea – £163,000
  6. Gosport – £168,000
  7. Paignton – £180,000
  8. Southampton – £185,000
  9. Bognor Regis – £185,000
  10. Weston-super-Mare – £194,000

What this means for buyers

For those willing to look beyond traditional hotspots, figures show seaside living is still viable, particularly in the north of England.

However, buyers should balance affordability with:

  • job opportunities
  • Transport connections
  • long term price growth

Meanwhile, demand in southern coastal towns continues to be strong, which helps explain its higher price points.

methodology

This study uses data from the Office for National Statistics (ONS) to analyze housing affordability in 76 seaside towns in England and Wales.

Use ONS tools to collect median house price data at the mid-rise super output area (MSOA) level “Are the houses near your home cheap?” (2026). MSOA is used to achieve consistent comparisons between regions.

The data was then analyzed through simple comparisons to identify differences in house prices and affordability between seaside towns.

PakarPBN

A Private Blog Network (PBN) is a collection of websites that are controlled by a single individual or organization and used primarily to build backlinks to a “money site” in order to influence its ranking in search engines such as Google. The core idea behind a PBN is based on the importance of backlinks in Google’s ranking algorithm. Since Google views backlinks as signals of authority and trust, some website owners attempt to artificially create these signals through a controlled network of sites.

In a typical PBN setup, the owner acquires expired or aged domains that already have existing authority, backlinks, and history. These domains are rebuilt with new content and hosted separately, often using different IP addresses, hosting providers, themes, and ownership details to make them appear unrelated. Within the content published on these sites, links are strategically placed that point to the main website the owner wants to rank higher. By doing this, the owner attempts to pass link equity (also known as “link juice”) from the PBN sites to the target website.

The purpose of a PBN is to give the impression that the target website is naturally earning links from multiple independent sources. If done effectively, this can temporarily improve keyword rankings, increase organic visibility, and drive more traffic from search results.
